Mayland hits the sweet spot in Johor.

While many held back property launches during uncertain times, very few chose to maneuver through the crisis. The aftermath of the Global Financial Crisis had not deterred Mayland Group from going back to the drawing board to rework their plans. From there, they’ve hit the sweet spot by launching Palazio in Johor back in 2009 to a raving success. Modeling the triumph, Mayland perfects the equation further with Parc Regency, the latest serviced apartment in Plentong, Johor for those who seek a Utopian experience.

“Concept wise, we have improved,” says Eddy Tan, Head of Sales and Marketing of Mayland.

Palazio’s smaller units of 550 sq ft to 600 sq ft were a hit at that time. Launched in June 2009, all of the non-Bumiputera units from a grand total of 1,800 units offered were taken up, rendering the next bold move by Mayland to launch bigger units in the form of Parc Regency.

Succinctly embodied in its four-letter acronym P-A-R-C, residents will find living at the southern tip of the Peninsular a sublime affair mixed with vibrant offerings. Its five-tower architecture with generous trimmings of wide open parks blends amicably into the cityscape amidst a host of urban conveniences.

Buyers of Parc Regency will find its composition appealing with two unique types of layouts. The recent launch of the Alder Tower (Block A) in July 2011 received an encouraging response. The bigger units were all sold out by the second week of launch, Eddy says, in anticipation of the launch of the second block, Birch Tower. Homes of the Alder Tower are tagged at a comfortable average of RM270 per sq ft.

Although only 810 sq ft and 1,010 sq ft, each home exudes a roomy composition thanks to its 10½ ft ceiling height and sizeable balconies. The cross ventilation design keeps the units cool.

Over 115,000 sq ft of wide open parks intermarry with water features and a host of facilities that serenade the residents to their hearts’ content. That’s what you will get when space is left to the creative master designers and award winning architects, RDC Arkitek (Regional Development Consortium Arkitek). 

Courtyards, swimming pool, wading pool, Jacuzzi and sauna, futsal cum basketball court, gym, BBQ pits, sand pits and games room, you name it, Parc Regency has it all; and there’s even an interactive graffiti wall and creative zone for the children too!

Meticulously planned, this expansive eco-tropical playground is a haven for residents to enjoy and relax, within the 24-hour security gated and guarded environment.

“We also have encouraged vertical landscaping for the development,” he says.   

“Enchanting vertical gardens sit in place to replace the cement walls, creating a tranquil and eco-tropical surrounding for many.”

Worry not about the fading glory of Parc Regency as the years pass. One of Mayland’s strengths is in the Group’s building management team. Exemplary in Prima Regency, the building is still in good condition even though it’s touching ten years now. It is one of the better managed serviced apartments in Johor Bahru, says Eddy.

“The residents are happy. They’ve kept them (the management team) since day one; they’ve must have done something right.

“We will be introducing the team to both Palazio and Parc Regency. Although it’s under the Mayland Group’s wing, this management team reports directly to the resident’s Management Body.”

Situated in Plentong, Johor Bahru, Parc Regency is easily accessible via the two main highways, namely the Pasir Gudang and Tebrau highways. Apart from its connectivity, a host of modern conveniences await as a result of its mature location. Serving all your leisurely and grocery needs are the several hypermarkets within the vicinity. Tesco Extra hypermarket is just across the road and one of South East Asia’s biggest shopping chains AEON Jusco is only five minutes away by car. If that is not enough, Parc Regency is also surrounded by three golf courses.

With such appealing features offered at an average of RM270 per sq ft, Parc Regency is considered good value. According to Eddy, other developers in that region are selling around RM300 per sq ft to RM400 per sq ft for a similar product range. Mayland bought the land many years ago; probably that’s why it is able to offer such attractive prices still.

Confidence in the Mayland Brand

Throughout the years Mayland has carved a niche in the development of serviced apartment. Building on the success of its first development in Plaza Damas, Kuala Lumpur, it has since scored a decent group of loyal followings for their projects.

To date, 60% of Parc Regency’s purchasers are repeat customers, who were chiefly purchasers of Prima Regency, Mayland’s maiden serviced apartment in Johor, and even some purchasers of the KL projects, he exclaims.

“We have been there (Johor) since year 2000, and we have managed to establish the reputation that we are able to create value to all our purchasers which is paying off now.”

“It’s just very pleasant to see them (buyers) walking in again. We have seen them in year 2000 buying our first property; a few years later they bought another one of our properties and this is our fifth project, and they are still coming to buy.

“We have a couple who have bought one at Parc Regency; altogether with their friends and families, they bought ten,” he recalls.

Another reason for their sounding success and customer retention is in the capital appreciation Mayland’s properties have gained. Palazio, which is due to be completed by mid of 2012, was launched at about RM230 per sq ft; today, it is selling about RM300 per sq ft. Based on historical results, Prima Regency, launched at about RM80,000, was able to fetch around RM130,000 after completion. A fully furnished unit now is fetching a rental of  RM1,200 per month, which is a fantastic return, he says. With that, he is sure Parc Regency will do no less, what more when this southern state is looking to boom very soon.

Outlook on Johor – Good
“Over the last few years, we have seen the rising income level in Johor. Job prospects are a lot better in a sense they are more secured in their job. I think these few factors actually helped a lot in people’s investment – their home. People will be looking into that once they have job security in place.”

“I think it’s time for Johor Bahru to move; we are very confident because land prices have been going up and construction cost has been rising. It’s only natural that all this will have to go up.”
