An educational smart city set to revolutionize real estate in Malaysia…
HCK Group is expected to unveil the first of its “H Educity” projects by 3rd quarter of 2016. It is also widely hoped that this bold venture will establish the company’s reputation as a serious, long-term player within the local property industry. The H Educity @ Setia Alam will witness an initial launch of 44 shop-lot units consisting of 4-5 storey blocks which will cater to an eventual population of approx. 12,000 within the development itself. The sprawling 12-acre project with a total GDV of RM1.3 billion, located right across the buzzing Setia City Mall, will also house some 1,800 units of service suites/apartments as well as an international school. The international school, which is the offshore campus of The Peninsula School based in Melbourne, Australia, will be the main engine of growth for the entire project. The preliminary batch of students will commence classes in January 2018. The myriad of educational activities are expected to spur demand for the respective residential and commercial components of H Educity @ Setia Alam.
The co-educational school will open for enrolment for academic Years 1-12, using similar syllabus taught in Melbourne, with integrated local content as required by Malaysia’s Ministry of Education. It offers Victorian Certificate of Education (VCE), a university entrance qualification recognized by top global tertiary institutions. The project’s commercial component, known as V-Sentral Hub, will be completed by next year, ready for classes to commence. Sales of the retail blocks with lifts and basement carparks will also be launched soon. To date, many potential investors and prospective buyers have expressed interest. H Educity @ Setia Alam is situated in a vibrant area with sizeable business traffic upon its completion.
In order to serve the international school, it is projected to have a total capacity of 3,500 local and foreign students. As this is a maiden project under the company’s H Educity series brand, HCK strives to go the extra mile to make sure it lives up to buyers’ expectations to boost market confidence for its future projects. After the completion of the international school and V-Sentral Hub, the project’s residential component is also anticipated to be ready in time, starting with Cornell Suites and Yale Suites which will cater fundamentally to boarding students and their parents.
The residential component of the H Educity @ Setia Alam project comprises six blocks of between 20 & 33 storeys respectively, and will be completed over three phases. H Educity @ Setia Alam is developed by HCK Group of Companies with HCK Properties Sdn. Bhd. (a subsidiary of HCK Capital Group Berhad) as principal project manager. The H Educity series is a mixed-development project with an education component. Apart from Setia Alam, other locations have also been earmarked for such developments, namely Cyberjaya, Semenyih and Tebrau.
Another educational project is being undertaken in Menglembu, Ipoh. Education-residential-commercial mix is a proven formula in real estate. When there is an education institution, there will be demand for supporting infrastructure, such as retail outlets, restaurants/cafes and residential properties. HCK Capital Group intends to push the boundaries of integrated developments with its “Stay, Shop and Study” lifestyle concept. The institutional aspect of an “Educity” remains a key driver of the smart township. It is essential to build the community in a city within a city. As a developer, HCK may not be involved in city planning, but it can control the outcome of any individual project to extol a vibrant property lifestyle!
