At Home in Nature

Realizing hitherto untapped potential, be it in a physical sense or through intellectual property, is going to be the currency of the future for many countries.

Those countries strategically located on international trade routes, and with large land bank reserves will be in a position to drive the economy of a region. Malaysia is one of these countries and Iskandar Malaysia, in the state of Johor, represents just such an economic hotspot.

A major player in the Malaysian property development sector is UEM Land Bhd. A Government-linked company, UEM Land is the master developer of Nusajaya – Malaysia’s most ambitious property development project. At 9,700 hectares, it is also the largest urban integrated development in Southern Asia.

This new city is a greenfield development and is designed and planned against the world’s best. Nusajaya has eight catalyst developments, Kota Iskandar – the fully operational Johor State new administrative centre; SiLC Nusajaya – the Southern Industrial and Logistics Clusters; Nusajaya Residences – award-winning sustainable residential developments; Afiat Healthpark – home to modern, traditional and alternative medicine and treatments; EduCity – a learning hub incorporating some of the world’s best educational institutions; Medini – a mixed development with leisure, commercial and residential precincts; International destination resort – a leisure focused area, and Nusajaya’s prime waterfront development; Puteri  Harbour – mainland Asia’s Southern-most marina.

Nusajaya prides itself in the enhanced and enriched living quality of its residential developments. Amongst the more popular and prestigious residential developments are East Ledang and the recently announced waterfront residential tower – Imperia of Puteri Harbour.

East Ledang is a 111 hectares garden-themed residential enclave presented as ‘this is how living space should be.’ It’s gracefully designed, spacious and superbly finished, linked-villas, twin-villas and bungalows are nestled amongst 31 secluded communal gardens.

The latest residential release is Melody Park Luxury Pool Villas. Offering three distinctive designs, the villas feature contemporary open-plan spaces that open onto landscaped yards complete with private swimming pool.

Built-up areas for the three designs are 4,452 sq ft (414m2), 5,108 sq ft (475m2) and 5,548 sq ft (516m2), and each villa enjoys a seamless transition between the built and natural environments.

Set within a gated and guarded luxury resort community, secured with the state-of-the-art security system ELSiS, the East Ledang luxury resort homes incorporate green building features and are ideal for families looking to live in a relaxed, sustainable and aesthetically pleasing environment.

Previous releases have proven very popular, selling out within days of their launch, due to the attention to detail of design and construction, and the proximity of Nusajaya to Singapore.

East Ledang is a mere 15 minutes from the Second-Link bridge connecting Nusajaya to Tuas in Singapore and a leisurely 40-minutes drive to Singapore’s CBD.
