Welcoming you to Seri Austin.
Community living at the heart of a young township.
By : Emilio Vergara
In a time where city living surrounded by a concrete jungle may just prove to be too frantic of a lifestyle, a home enclosed by a scenic and peaceful ambience might just be the answer. Seri Austin, a township located just north of Johor Bahru city center offers its residents a healthy, safe and conducive community living environment amidst a lush green landscape.
Cozy with a modern touch, homes in Seri Austin are complemented with beautifully landscaped surroundings featuring lakes, waterways and sprawling green parks. These elements are designed to bring its residents together through wholesome activities, fostering a spirit of kinship among them.
Established in 2005 by Dynasty View Sdn Bhd, a wholly-owned subsidiary of United Malayan Land Bhd, this relatively young township is home to a growing population of 6,000, most of them Malaysians between the ages of 25 to 35. Its latest addition is the Seri Austin Hills which employs the concept of Living by the Park.
“I believe developing more recreational parks within residential areas will boost the living standards. Residents will be able to enjoy a comfortable, healthy and active lifestyle,” explains KK Wong, General Manager of Dynasty View.
Reserved for exclusive and higher end properties, the development is located in Phase Five, atop the Seri Austin Hills overlooking the township and skyline of Johor Bahru. Spacious and elegant, the 46ft x 90ft Ametrine bungalows with built-up from 3,150 sq ft will pamper you with comfort while the Citrine semi-detached and cluster houses with built-ups from 2,630 sq ft puts luxury into your everyday living.
Its newest launch is the simple yet modernly designed Emery – a four bedroom, four bathroom, double-story link house measuring from 2,148 sq ft in built-up space, giving a sense of coziness amidst an airy ambience.
The developer of Seri Austin has put great effort into the planning of the township. Wherever possible, houses are oriented to face either to the north or south. This will deter the blinding morning and evening sun from flooding into each home thus keeping the indoors cool and comfortable. And without the conventional hanging electric cables, residents here can enjoy an unobstructed view of the picturesque green surroundings with a glimpse of Johor Bahru city in the distant horizon.
On a more detailed note, the interior of each home is built with the occupants in mind as KK Wong and his team often work closely with the architects to produce solutions that most would overlook. For instance, gone are the days of having to squeeze large and heavy furniture through tight doorways. With a four to five feet wide staircase and large entrances, moving furniture in would be a breeze. Large windows and high ceilings are also factored in to illuminate the living rooms right up to the stairways with natural light, creating an ambience so comfortable you’d feel at home immediately.
To keep up with the fast paced digital world also, these new residential units are fitted with fiber optic cables and every home on Seri Austin Hills is high speed broadband (HSBB) ready. Residents can enjoy enhanced online services from conducting online transactions for business right down to streaming music and videos. In fact, Seri Austin is the first township in Johor to sign an agreement with Telekom Malaysia Bhd where residents will enjoy two years of free HSBB service plus IPTV which integrates internet and television together.
And as innovation takes it course, in line too with Johor Bahru’s acceptance of high rise living, this prime neighborhood will see its skyline soon to be adorned with Seri Austin’s very own Seri Austin Residence, slated for launch in February 2012.
The Austin Life
Ideally located within Iskandar Malaysia and the hotspot of the Tebrau growth corridor, Seri Austin boasts excellent accessibility via the North-South Expressway, Pasir Gudang Highway and Tebrau-Kota Tinggi Highway. Currently, it only takes a 15-minute drive to get to Johor Bahru city center, but with the RM977 million Eastern Dispersal Link Expressway (EDL) set to be completed by February 2012, travelers can expect to halve the time on the road. This 8.1km expressway will connect the end of the North-South Expressway in Pandan to the new Sultan Iskandar CIQ (Customs, Immigration and Quarantine Complex) in the city center.
Life closer to Seri Austin is also a convenient and pleasant one due to its proximity to many established amenities. For golf enthusiasts wanting to improve on their swing, two 18-hole golf and country resorts are available while the Taman Daya Hockey Stadium nearby has played host to Hockey Junior World Cup in 2009, a testament to its sporting confidence.
On the education front, two international colleges – Sunway International College and KFCH International College – and two international schools – Fairview International School and Austin Heights International School – are just around the corner and it means that residents do not need to go far for good education. Other life conveniences within and around its neighborhood include The Sultan Ismail Hospital and three shopping malls namely Carrefour, Jusco Tebrau and Tesco Tebrau.
Although a relatively small development at only 500 acres when compared to other townships confessed KK Wong, Seri Austin has proven that with the right planning and attitude coupled with a thought for the environment, it will not only create homes but a living community that is both functional and livable. Together with its greening and community initiatives, and still a growing neighborhood at that, Seri Austin is already ahead or on par with most other developments across Iskandar, and that includes the rest of Malaysia.
The creator of Seri Austin understands that success means nothing without giving back to the community and Mother Nature. This is what makes them stand out as a developer who cares. Some of the commendable CSR (Corporate Social Responsibility) efforts include The Safe Home Campaign & Ops Sikap-21, a campaign jointly organized by the developer themselves, Malaysia Crime Prevention Foundation (MCPF) Johor, the Police force and MCA Tebrau and Pasir Gudang Divisions to increase public awareness of good security around Seri Austin, providing homeowners and their loved ones a truly safe haven.
In its effort to being friendlier to the environment, Seri Austin takes a step forward by introducing the Effective Microorganisms (EM) Technology. A project together with the Majlis Bandaraya Johor Bahru (MBJB), it is the first of its kind in Johor and has sprung a new trend among residential developers. So much is the pride that Seri Austin takes in this initiative that they even display and give out the EM liquid culture at their sales gallery.
“The EM technology, meant to manage waste water allows residents the opportunity to do their part for the environment too. Being situated in a high area, it is important that some effort is done to clean the waste water before releasing it out,” says KK Wong.
Using the EM technology, special mudballs are also released into the lakes and ponds within the area, concentrating sludge, slime and algae at the surface thus making it easier to scoop and clean up these bodies of water.
Through these CSR initiatives, residents are invited to lend a helping hand to upkeep their own community through the Gotong Royong, fostering a greater bond between neighbors. Riding on the strength of the community, residents also come together to celebrate the many festivities including the Mooncake Raya Celebration and Chinese New Year Celebration, integrating Seri Austin folks regardless of race or religion thus, enlivening the harmony and peace of the community here.
