IJM Land Bhd and its joint-venture partner, Amona Development Sdn Bhd, unveiled yesterday, Kuala Lumpur’s most highly anticipated property – Phase 1 of the Pantai Sentral Park development, known as Inwood Residences, comprising 211 units of residential condominiums with built-ups ranging from 1,140 to 1,975 sq ft for its two-to-four + one bedroom units. Touted as Kuala Lumpur’s One and Only Urban Forest City, Pantai Sentral Park is one of the few prime property development areas left in the Klang Valley, and coupled with its eco-innovation proposition of modern day conveniences with nature inspired living, has piqued keen interest from home buyers and investors alike.
Set against the stunning backdrop of the 200-acre forest in Bukit Kerinchi, the visionary township is designed to integrate residential, commercial and recreational touch-points. Pantai Sentral Park will be a lush green enclave that is designed along the nature reserve of Bukit Kerinchi, maintaining the natural landscape and terrain of the area so that the natural land fall and water course is not altered. A notable highlight is the linear forest walk on the fringes of Pantai Sentral Park which will directly connect residents with the forest. Much thought has been put into making Pantai Sentral Park pedestrian friendly, such as the provisions of streetscapes to foster pedestrian access and amenities located within safe walking distances, impacting the town’s carbon footprint by reducing the need to drive from place to place. Green connectors and boulevards will be placed between the residential and commercial parcels, stretching some 350 to 400 meters providing residents with ample space to engage in health and wellness activities.
With the emphasis on pedestrian accessibility, security measures are a critical feature. Pantai Sentral Park’s masterplan was also designed in accordance to the ‘Crime Prevention through Environmental Design’ (CPTED) approach, which entails a natural form of surveillance on top of other security measures, like CCTV surveillance, adequate street lighting and round-the-clock guard patrols. This is a new approach to crime prevention and one that will also give the community itself a heightened sense of security, an important consideration for many home buyers in the Klang Valley. There will also be a waterfront site with a man-made lake which will serve as an aesthetic feature as well as to function as a retention pond, populated by various species of fish and adorned with art pieces.
Pantai Sentral Park is linked to various road networks such as the Federal Highway via Jalan Kerinchi and from Bukit Gasing via Jalan Pantai Dalam, and will have a direct access of 1km link from the New Pantai Expressway (NPE).
On its debut release of Inwood Residences, the 37 stories condominium shall house 211 units of shallow plate homes that provide wide frontage to allow for natural lighting and ventilation, as well as for panoramic views. Measuring 1,140 sq ft to 1,975 sq ft, every unit is oriented towards North with city views and the South with forest and pool views to prevent undue heat gains.
