Light of the Orient

The Light Waterfront Penang was envisioned as an iconic waterfront development, designed to embody the essence of picturesque Penang. With elements of residential, commercial, entertainment, recreational, hospitality and education, this new hub will illuminate not only the island but the aspirations of a nation in the eyes of the world.

152-acres of coastline will be transformed into an elaborate masterpiece on the eastern front of the island. Situated by the Penang Bridge – another iconic Penang landmark in itself – this dynamic RM6.5 billion project christened The Light will be undertaken by Jelutong Development Sdn Bhd, a subsidiary of IJM Land Bhd. The ambitious project will take about 12 years to complete and will be developed in three phases.

Waterfront Living

Phase One will consist of six parcels of 1,177 units of high-end waterfront housing. These units will be divided into The Light Linear, The Light Point and The Collection I, II, III and IV. Here one will find seaside homes with private jetties, sea-front bungalows, duplex townhouses, water villas, and quayside apartments.

The commercial and retail element of The Light will then ensue with Phase Two. As The Light is earmarked to become Penang’s first integrated leisure, retail, entertainment and cultural hub, this phase is certainly a vital part of the seaside enclave. Waterfront dining options, a lifestyle mall, hotels, a business park, a floating cultural theatre, a convention center and more are set to bring the action to the residents’ doorsteps who can call The Light a place to live, work, play and simply enjoyed. All this is tied together with world-class service and a calming waterfront view.

Inspired by the island’s blue seas and serene landscape, The Light is a plan incepted to aid Malaysia’s vision of becoming a globally competitive nation. Globally, demand for life on the waterfront can be showcased by the likes of London’s Canary Wharf, Melbourne’s Docklands and Sydney’s The Rocks. Malaysia now hopes to join their ranks with the allure of Penang’s new five-star resort waterfront.

The final phase will be Sea Front Park, an enclave featuring lush vegetation and tropical beauty. This phase will specifically cater to those who’ve dreamt to live the idyllic tropical island life. Imagine seeing off the sunset on a tropical island and experiencing its charm first hand.

Keeping Green

Penang “Pearl of the Orient” has always been popular among locals and foreigners alike for its many attractions. Apart from its culinary offerings, the beauty of the island comes to mind. But to ensure its charm and beauty is preserved, green and sustainable measures must be put into place. Taking this to heart, The Light will go through a “greening” process under IJM Land – the first developer in Penang to incorporate eco-tourism and eco-friendly measures in a project. Rather than harm the environment, plans have been made to enhance it and reduce impact on the development area, without compromising the well-being of its occupants.

The developer is keen on maintaining the green and features like dedicated spaces for the recycling of household waste will be a welcomed addition to the residents. An interesting feature to the development is also the creation of salt-water waterways that encourages residents to cultivate coral and fish for themselves. Credit to the developers, The Light Linear, The Light Point and The Light Collection I and II have already been awarded the Provisional GBI (Green Building Index) Certification.

New infrastructure developments announced in Penang will be beneficial to The Light. The development of Penang’s RM2.8 billion Second Bridge will allow for easier access to The Light and attract more visitors to Penang in general. The 37km bridge will connect Batu Kawan in Seberang Prai to Batu Maung.

As the nation moves closer towards achieving its vision, world-class developments such as The Light will move us closer towards the greater goal. With its strategic location, accessibility, lifestyle and environment, The Light is a modern waterfront development that will be hard to replicate anywhere else, and will surely become a pearl in the eyes of local and foreign buyers alike.
