THE LIGHT Waterfront Penang, an iconic waterfront project by IJM Land Bhd has been awarded the FIABCI Malaysia Property Awards in the Master Plan Category this year at the 2014 FIABCI Malaysia Property Awards ceremony held recently. THE LIGHT Waterfront Penang will qualify to participate in the international design and architecture competition, FIABCI Prix d’Excellence Awards 2015.
THE LIGHT Waterfront is truly IJM Land’s jewel offering, representing our initiative to showcase the best in integrated waterfront living with residential, commercial, hospitality and entertainment components all housed in one dynamic hub. This involves reclamation works to reclaim over 152 acres of land.
THE LIGHT is an integrated waterfront development comprising three (3) phases namely:
- Phase One (42 acres) – Residential (state of the art waterfront living with a total of 1,177 units comprising of condominiums, water villas and individual marina docking facilities)
- Phase Two (103 acres) – Mixed Development (shopping malls, hotels, amphitheatre, cultural centre, MICE facilities, marina and corporate offices)
- Phase Three (7 acres) – Seafront Park (jogging path and bicycle tracks and other recreational facilities including enhancement to the existing ecosystem of the area)
THE LIGHT Waterfront was conceived with a vision in mind – to transform Penang into the focal point of interest for visitors, investors, tourists and Malaysians alike. The integrated, world-standard infrastructure positioned amidst an elegant waterfront setting appeals to a wide cross-section of people. These facilities, complemented by George Town’s UNESCO World Heritage status, good governance and strategic location, makes it a compelling destination to enhance tourism, trade, entertainment, corporate activities and all other related activities that the tourism industry thrive on. It also adds further lustre to this beautiful island and creates significant new tourism appeal, long-range business and employment opportunities locally.
The project has a list of many “first” in Penang including a fully integration of IP solution for home automation through ‘fibre to the home’, integrated CCTV system to monitor site security, fully wired up network with a fibre optic backbone creating a wireless community, plug and play and all other aspects of a green development for tomorrow’s generation.
Much attention was devoted to creating user-friendly facilities and promoting green and outdoor living for residents and visitors of the premises. Features include beautifully landscaped recreational linear park complete with amenities such as cycling tracks and jogging paths designed to cater to users of all age groups. The cycling tracks here form the largest contribution to the State’s endeavour to build a cycling track all the way from Queensbay Mall in Bayan Lepas to George Town.
The development also earned Malaysia provisional Green Building Index (GBI) certification for incorporating environmentally sustainable elements throughout the development. The environmental sustainability initiatives infused into the development include:
Dedicated jogging path and bicycle track are provided within THE LIGHT development
Green roofs would also be installed in some of the buildings to alleviate the heat island effect
Rainwater harvesting would be incorporated to reduce water consumption for landscape purposes
Building façades are specifically designed to reduce heat into the residential units. Building materials are carefully chosen to reduce the heat into the building and subsequently reduce the consumption on air-conditioners to cool the interior of the units.
Renewable energies such as solar panels and wind turbines.
Energy efficient light bulbs with high frequency ballast for all external common areas that would reduce the power consumption.
Salt water waterways in Phase 1 – creating awareness of coral reef natural habitat and reduce the heat island effect and cool the surrounding area.
Use of energy saving air-conditioners with built-in inverter technology for all residential units.
Use of low volatile organic compound (VOC) paint. This would increase the well-being of the occupants
Fibre optics cable would be provided within THE LIGHT community to provide faster internet service and encourage the use of home as home office.
Use of water efficient fittings such as dual flush water closets that would decrease water consumption.
Central water filtration system to ensure cleaner water is supplied to the occupants
On winning the award, Dato’ Soam Heng Choon, IJM Land CEO and Managing Director said, “It is a great honour for us. “It is important to note that the project has been designed to be the heart of the community. For example we put in a lot of thought and care in meeting the traffic demand generated by the development. One of the initiatives already in place to ease traffic flow and accessibility into the development site is the construction of the Jelutong Expressway (now named Lebuhraya Tun Lim Chong Eu), linking the Udini Interchange to Jalan Prangin / Pengkalan Weld Junction in George Town.
“With the completion of Stage 1 of the expressway, it managed to reduce travel time to George Town. This is part of our commitment for community betterment.” said Dato’ Soam Heng Choon.
THE LIGHT Waterfront Penang will now be competing at the international 2015 FIABCI Prix d’Excellence Awards.
