Cyberjaya-Sepang – More and more developers are eyeing on the potential in Sepang.


Starting with Emkay and Gema Padu Sdn Bhd, the list of developers continues with stronger contenders including UEM Land Holdings, Mah Sing Group Bhd, Glomac Bhd, OSK Property Holdings Bhd, Suntrack Development Sdn Bhd, to name a few. Besides that, the involvement of SP Setia Bhd and Setia Haruman Sdn Bhd on their joint venture project with a size of 268.11 acres development in Cyberjaya and SEG International Bhd’s proposed acquisition of a piece of land in Selangor Science Park 2 geared towards future expansion of the institution’s facilities have made the potential in Sepang more convincing.

Sepang is a town and district located in the southern part of the state of Selangor. It was previously a flat stretch of plantation before rising up to be among Klang Valley’s hotspot where landmarks like the Sepang International Circuit, Kuala Lumpur International Airport, Cyberjaya and Sepang Goldcoast are erected and found today.

Cyberjaya for instance was launched by Malaysia’s former Prime Minister Tun Mahathir bin Mohamad in 1997. It is dubbed the “Silicon Valley of Malaysia” and was strategically planted between the city of Kuala Lumpur and the international gateway of KLIA at approximately 35km to the south of the city centre. It is also near the Putrajaya Administrative Centre which is located just to the east.

With the new Maju Expressway or more commonly known as the MEX Highway among KL folks, it provides the shortest and more direct route to destinations like Cyberjaya, Putrajaya and KLIA, which were once a distance away from KL and clogged with traffic during peak hours.

The government’s initial plan to make Cyberjaya an “MSC incubator” had resulted in more than 1,000 MSC-status companies today. They include companies like Dell, HP, DHL, IBM, Shell as well as education institutes such as Limkokwing University and Multimedia University (MMU). As a result, Cyberjaya is spurred further with on-going developments.

In terms of land transaction prices, Enterprise lands in Cyberjaya has experienced a steady growth from year 2009 (RM50 per sq ft to RM61 per sq ft) to year 2011 (RM64 per sq ft to RM85 per sq ft). Commercial lands in Cyberjaya also indicated a growth pattern – RM90 per sq ft in 2010 and RM128 per sq ft to RM134 per sq ft in 2011. Residential lands in great sizes ranged from 35 acres to 268 acres were transacted within RM34 per sq ft to RM36 per sq ft.

Positive movement was also noticed on the residential front near the airport. Data compiled shows an upward trend in terms of pricing within the Sepang-Bandar Baru Salak Tinggi corridor in the last three years. Double story terrace houses for example in Taman Mawar rose approximately 10% to 20% each year while single story terrace houses in Taman Seroja and double story terrace houses in Taman Ixora had remained stable in the last three years. Although the above township is not categorized as prime or well known, the upward transaction price is encouraging. A total of 217 transactions were recorded for the residential properties in the above selected areas from year 2009 to 2011.


Currently, the launching price for Ixora Hill Park double story terrace house of 20’ x 60’ starts from RM275,000 while the double story semi-detached house of 35’ x 70’ starts from RM504,000. Single story terrace houses of 22’ x 70’ at Warisan Bestari are priced from RM248,500 and the larger 24’ x 70’ are priced from RM271,000. On the commercial end, Gema Padu’s stratified serviced apartment known as Mutiara Warisan @ Airport City Business Centre with a built-up area of 765 sq ft is priced at RM200,000 onwards.

There is a great potential growth for Sepang particularly in Cyberjaya and the KLIA surroundings. Nonetheless, the success and the future of this self sustained address is very much dependent on the realization of all on-going developments. The entertainment element for one is key to bring life into the townships in Cyberjaya as well as the expansion of the airport into KLIA2 and simultaneously stimulate the developments around Sepang.
